How a mobile home demolition works
We walk the property with you and give you a written quote that spells out exactly what's included. On demo day we take the porch and decks down first, then the roof, walls and floors, then pull the steel frame and the piers. Debris goes into roll-off dumpsters or our dump trailer, the frame goes to a scrap yard, and we rake the site when we're done. Most homes take a few days from start to finish.
Before demo day
Permit. Hall County requires a demolition permit from Building Inspections (770-531-6809). Inside a city like Gainesville or Lula, check with the city as well.
Asbestos. Hall County's demolition permit asks for an asbestos report on homes built before 1978. If asbestos is found, it has to be handled by a licensed abatement company before we start.
Utilities. Power, gas or propane and water have to be shut off and disconnected at the source, and the meter pulled. We can't start cutting until that's done.
Septic and wells. If the home is on septic, Hall County may ask for Environmental Health paperwork with the permit. Let us know where the tank, lines and any well are so we keep machines off them.
Title and taxes. Ask the Hall County Tax Commissioner's office about Georgia Form T-230, the Mobile/Manufactured Home Certificate of Destruction, so the home comes off your tax bill.
What it costs
Every mobile home is different, so we price it on site. The size of the home, porches and decks, carports and sheds, what's left inside and how many dumpsters it takes all go into the number. Your quote lists what's included and what isn't, and the scrap value of the frame is already worked in. Clearing the contents first is priced separately, using our standard pricing.
Why owners call us
We're a locally owned crew from Hall County, run by brothers Chandler and Dillon Payne. We pull the home, the add-ons and the junk around it in one job, so you're not hiring a demo company, a junk hauler and a scrap buyer separately. We're insured, and you get a written scope before any work starts.
Mobile home demolition questions
Do I need a permit to tear down a mobile home in Hall County?
Yes. Demolition in unincorporated Hall County requires a permit from Building Inspections, and the county does a final inspection after the home is gone. We'll walk you through what the permit office asks for.
Can you just remove the porch or deck and leave the home?
Yes. We take down porches, decks, ramps and carports on their own all the time. See our shed, deck and hot tub demolition page.
Can you move a mobile home instead of tearing it down?
No. If the home is going to a new lot, you need a licensed mobile home mover. We handle demolition and haul-off.
Do you clear out the inside first?
Yes. If furniture, appliances or junk are still inside, we can clear it before demolition, including homes left behind after an eviction or hoarder cleanups.
